A keyboard is just a keyboard, when it comes to basic chording with keys. Karabiner and System Preferences shouldn't misbehave like this. Have you tried running the keyboard on any other computer? May be worth a look. Sounds like something is wrong.
I'd definitely try remapping the keys on the controller itself, rather than trying to patch this with Karabiner etc. You want to find out the source of the problem.

Also yuo don't need karabiner alot, I usualy just remap in System Preferences if you just want to swap thse keys. True for big sur and beyond at least for me.
